These Terms & Conditions ("Terms") govern your use of evrrdreamconnect.com (the "Site"), operated by EvrrDream Connect LLC, a Connecticut limited liability company ("EvrrDream Connect," "we," "us," or "our"). By using the Site, submitting a form, or booking a call, you agree to these Terms.

EvrrDream Connect LLC buys residential, land, and commercial property directly from owners and partners with investors on joint venture ("JV") deals. We are not a licensed real estate brokerage. Any offer made to you is made by EvrrDream Connect LLC or its assigns, not by a licensed agent acting on your behalf.
2. No obligation, no guarantee
Submitting a property or JV deal through this Site does not obligate you to accept any offer, and does not obligate us to make one. Any cash offer, financing structure, or JV split discussed with you is preliminary until confirmed in a signed written agreement. We make no guarantee about the value of your property, the timeline of any transaction, or the outcome of any deal.
3. Not legal, financial, or tax advice
Information on this Site — including the Special Financing page — is general information only. It is not legal, financial, or tax advice, and it is not a promise that any particular financing structure will apply to your situation. Please consult a licensed attorney, CPA, or financial advisor before making decisions about your property.
4. Messaging Terms (SMS Program)
Program description: By submitting a form on this Site and checking the consent box, you opt in to receive text messages from EvrrDream Connect LLC related to your property or JV submission, including follow-up questions, offer details, and scheduling.
How to join: You join this messaging program by submitting a form on evrrdreamconnect.com and affirmatively checking the SMS consent checkbox. We do not add phone numbers to this program from any other source.
Message frequency: Message frequency varies depending on your submission and the status of your deal. You should not expect a fixed number of messages per month.
Costs: Message and data rates may apply, based on your mobile carrier and plan.

5. Acceptable use

6. Third-party tools
The Site uses third-party services — including Formspree for form delivery and Cal.com (synced with Google Calendar) for scheduling — to operate. Your use of those features is also subject to those providers' own terms. See our Privacy Policy for details.
7. Limitation of liability
To the fullest extent permitted by law, EvrrDream Connect LLC is not liable for any indirect, incidental, or consequential damages arising from your use of this Site or reliance on information provided on it.
8. Governing law
These Terms are governed by the laws of the State of Connecticut, without regard to conflict-of-law principles, though we work with property owners and partners nationwide.
9. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent version. Continued use of the Site after changes means you accept the updated Terms.
